1. DECIDE WHEN TO SELL
Timing is very important with real estate; selling during certain times of the year will earn you more for your home. Having an insight into future developments in your area is equally important; holding onto or selling your home at the right time could result in a much higher sale price.
My clients benefit by knowing the up-to-date information on their city, town, and neighborhood. You can click here to check your home’s value today and discuss local market trends.
2. LISTING PRICE
Once we’ve established a good time to list, we’ll determine your maximum listing price. For this we will take a look at recent sales in your neighborhood as well as current listings. Overpricing your home has many negative effects that could result in a sale price below actual value (we will discuss in detail!). It is very important to list at the right price to provide a path to a quick sale at full market value.
3. PROFESSIONAL PICTURES
Most buyers will get their first impression of your home from online pictures. This is why professional quality photography is used in every real estate listing we use for your listing.
We want your home to look ‘show ready’ at all times; showings can happen with little notice! We’ll discuss tips for keeping your home ‘show ready’ and things to do right before potential buyers enter your home.
5. LISTING AND MARKETING
Using various media outlets (MLS, social media, local print, outdoor advertising, networking, open houses, etc.), we will get the word out. Your home is for sale, is show ready, and will be sold fast!
6. RECEIVE AN OFFER
When an offer is received, I deliver it to my clients right away. We will discuss it in detail, and you will be made well area of each clause added by the buyers’ realtor. We’ll then negotiate the highest price and best counter-offer for your home.
7. CLOSING THE SALE
Hard work has paid off and it’s time to close! Once we’ve signed the final papers I work with your lawyer to make sure everything is finalized on time. I keep you and the buyers in check with house inspections and other clauses that may need to take place.
